Oswego Sees Home Sales Increase in 2012: December Home Sales
32 detached, single-family homes were sold in Dec. 2012 in Oswego.
The 32 detached, single-family homes sold in Oswego during December represented an 18.5 percent increase over December 2011, according to the Mainstreet Organization of Realtors (MORe).
There were 35 homes sold in Oswego during November.
The median price of homes sold in December ($218,555) also represented an increase, rising 4.1 percent compared to the median price of homes sold a year ago ($210,000).
The market for detached, single-family homes in suburbs throughout Will and Kendall counties saw growth in December, MORe reported. MORe gets its statistics from Midwest Real Estate Data.
Minooka saw the largest percent increase, with 71.4 percent more homes sold in December 2012 than in December 2011. Channahon saw the largest percent drop, with 38.5 percent fewer homes sold year over year in December.
Overall across the Chicago suburbs, sales of single-family detached homes rose 17.1 percent in December over the same month in 2011, according to MORe.
MORe predicts January will be another month of local housing market growth, as the number of detached homes under contract in December 2012 was 58.3 percent higher than in December 2011.
“We are cautiously optimistic for 2013, but that doesn’t mean people should wait to take advantage of this market,” said Tonya Corder, president of MORe and managing broker of Keller Williams Preferred Realty in Orland Park. “Interest rates will rise as the economy improves, making it more expensive to finance the purchase of a home.”

Let's look at some reality in the sales figures rather than just cherry picking whatever numbers makes the market look better than it is for the sake of MORe.
In 2011 the median sales price in Oswego was $228,250, and in 2012 it was $216,932. That was a reduction in values of about 4.5%. In 2011 there were a total of 162 sales of detached houses while there were 135 sales in 2012. That was a reduction of over 16%.
So not only are values continuing to decrease, but the actual number of houses sold is also decreasing. It's really pathetic that the local and state boards of Realtor continue to cherry pick whatever numbers makes the market look good each month rather than being honest about the market.
