Dual Agency - I'm Not a Fan

Dual agency in real estate, what is it ?

Dual agency is when there is one agent for both the buyer and the seller in the same transaction. How does that happen? Well here are a couple examples;

  • Your listing agent has a buyer that is looking in your area and price range
  • A buyer calls of the yard sign to see the home and doesn't have an agent of their own so they use yours.

Now both these are logical ways to end up in a dual agency situation right? And frankly you just want to sell or buy that house, so who cares! Well,  I care!

Don't you work with an agent to represent you and your interests in your real estate transaction? Every buyer I have ever talked to wants the lowest price and the most amenities. Every seller wants the highest price with the least amount of expense and hassle. So let me ask you, "How can one agent get both the buyer and seller the highest and lowest price on the same transaction?" The answer: they can't, somethings gotta give. As for what gives I will leave that speculation up to you.
