How your buyers agent shouldn't negotiate your offer to purchase a home... real examples!

Finding a beautiful, affordable home these days is fairly easy for buyers! The next step is to count on your real estate professional to negotiate the best possible terms. Every deal is different because no buyer, seller or situation is ever exactly the same. Each negotiation calls on agents to utilize any multitude of tools and techniques.

Sometimes we think the tool bag isn't that good.  Below is some real dialogue we have received from buyers agents when we have been on the sellers side of a transaction. We think you will agree it's not how you want your offer negotiated.

*Buyers agent leaves a message saying... I faxed over the offer but it's just a starting point let me  know what you can do. - So your buyer will pay more, great! I'll tell my seller.

*Buyers agent is in the home with their buyer client and realizes they know the seller from family photos on the wall.  Agent calls seller directly (really bad, actually a violation) and tells the seller they will try to get their client to pick their home. - Really, whose side are you on?

*Buyers agent calls back with counter and says "please tell me your sellers will accept this offer, I'm done driving them around". - So you're tired of working for your client, great we're not.

Talk strategy with your agent before you submit an offer. Make sure you are both on the same page. We believe you negotiate to your expectations and you should set those upfront.  

You should also be willing to walk away and move on to your No. 2 pick.  As your licensed agents we can only negotiate as hard as you are willing to allow. We love negotiating hard! At the end of the day, you can see, the No. 1 thing you need to have with your agent is trust.
