September 2013 - Monthly Oswego Real Estate Report

I just completed my month-end analysis of the Oswego real estate market where I compared year-over-year September home sale activity. Please follow the hyperlink above to read the entire 11 page report.

It is meant to be a quick read with only 9 charts of data, but it is comprehensive enough to portray a meaningful overview.  You can see a few sample images attached to this post.

Here is what you will find each month in the report:
1) Year to Date Homes Sales - a record high of 537 homes SOLD in 2013
2) Homes Closed per month - 56 in Sept 2013...entering a low seasonal cycle
3) Homes Closed by Sales Type (ie regular, short sale, foreclosure)
4) Distressed Sales as a % of Total Sales - 5 year history
5) Active Homes for Sale - a LOW of only 216 Active homes for sale.
6) Pending Sales per Month - 5 year history
7) Absorption Rate/Months Supply of Inventory - we are in a Sellers Market.
8) Median Sold Price of Single Family and Townhomes: Single Family homes holding steady at $220k and Townhomes at $115k.
9) Mortgage Rate History - 13 year Summary
